Last night Rob Swanson was our speaker at our meeting and one of the things that he talks about is leads and marketing. Oh not in the "guru" pitch way, since he doesn't have a marketing system to sell.
No he talks about it from his own experience as being an investor who close 15-20 deals a month!
In order for him to get that many deals, he must get the leads. How many leads on deals do you need to get every month in order to close that many deals? He gets about 100 solid leads each month to turn out 15-20 deals a month! Now that is a lot of leads. That means he needs to get about 25 solid leads a week!
Are you getting that many? Am I getting that Many? No I am not! Why? Because I do not have my marketing "machine" solidly in place! Direct mail is what has always worked for me and I intend to kick this puppy into high gear!
Now I don't wish to have 15-20 deals a month closing right now....(maybe next year , but I do want to have 2-3-4 houses closing a month. If I want to get 50 quality leads a month that turn into 2-5 deals a month - then I have to send out several thousand direct mail pieces a month!
